4 home renovations that will increase your property value

From backyards to bathrooms, these four upgrades are most likely to increase the value of your home.

CHARLOTTE, N.C. — Not all home improvement projects are created equal and if you aren't planning on living in your house forever, the projects you pick could mean more cash when it's time to sell.

So whether you're trying to determine if you should upgrade your backyard, bathroom or living areas, it's important to do your homework. Here are four upgrades that will increase the value of your home, according to the experts at House Beautiful

1. Kitchen renovations are worth every penny

Buyers want updated kitchens with modern appliances and added features like islands and bars. A kitchen remodel can be expensive, but House Beautiful says it's worth the investment because buyers are willing to pay more if they don't have to do the work themselves.

2. Primary bathroom

Yes, a full bathroom remodel can be pricey, but even a few changes can make a big difference on your listing price. Update your fixtures and freshen up the grouting when you're selling. Make sure it's extra clean and you'll reap the rewards.

3. Go for curb appeal

Make sure your house looks well kept. This doesn't take a ton of money or effort, either. Real estate experts say a freshly painted front door and tidy landscaping can do wonders.

4. Outdoor areas are important

Nicely decorated decks, patios and gardens extend your home's living space and make it more appealing. And much like kitchen and bathroom remodels, this keeps your buyer from signing up for a fixer-upper.
